Overview
Our much sought after first floor larger 2 bedroom corner unit is located in the 500 Building and provides a view of the Gulf, sand dunes, and conveniently located between Eastern Lake (11A) and Walton Dune (8) public beaches. NO busy road to cross or steps to climb!! Approximately a 5 minute walk to the beach. Beach chairs are available for your use at no additional cost with this unit.
The condo has a master suite with new king-size bed, with a new pillow top sterns and foster mattress. The second bedroom has two twin over full bunk beds. If travelling with a baby, there is a pack and play (upon request 24 hours in advance of check in) in the bedroom closet.
Cable flat screen TV’s are located throughout the unit. A 40” Smart HDTV with DVD is located in the living/dining room area. A 32” flat screen Smart HDTV TV is located in the master bedroom. A 20” Smart HDTV is located in the second bedroom.
The amenities of our complex, Beachside Villas, includes two outdoor pools (one seasonal heated), 2 lighted tennis courts/pickle ball, shuffleboard, corn hole game, outdoor grills, party deck on adjoining lake, wash-off showers, and immediate boardwalk access to the most beautiful beach in the world!
Beachside Villas is ideally located away from the crowds BUT very close to so many of the activities that bring people back to this part of the Panhandle year after year. It is located in close proximity to Destin and Panama City Beach- SEASIDE is less than 5 minutes also. You can rent bikes and travel along the beautiful bike paths to charming Rosemary Beach, Seaside, and Grayton Beach. Also, Deer Lake State Park is less than a mile down the beach with hiking trails and sand dunes. Top golf courses are nearby including Camp Creek and Santa Rosa Golf Club.
San Destin resort and the Silver Springs outlets are 20 minutes away. Also, miniature golf, Pier Park, Shell Island and water parks can be found nearby in Panama City or Destin.
For your safety and security and for the property, the home has outside video and audio recording cameras along with carbon monoxide detectors, smoke detectors and fire extinguishers located within the home.

Beachside Villas Unit 511 had everything we were looking for to relax and enjoy quality time with our kids, grandkids and friends.
We stayed at lots of properties on the Atlantic and Gulf Panhandle area before knowing this was the perfect location.
We have a view of the ocean from our living room and patio and we are located off of 30A. A very popular area between Seaside and Rosemary beach. Our complex is off of 30A (quiet away from the traffic) and 35 yards to the beach entrance. Perfect for any family with kids or walking disabilities. The 30A area also has wonderful bike trails for all to enjoy.

A completed and signed rental agreement along with the photo id of the person in charge of the rental is required for this reservation. This is also to assist with making sure our complex is a family oriented complex and there must be an adult over the age of 25 staying in Unit 511 during the entire rental period. A door code will be sent to you prior to your check in time with a code that is activated from the beginning to the end of your reservation, specifically for you and your guest. You will also receive information about things to do and what is in the area for your family.

Proof of age could be required and will terminate your rental with no refund if the guest over 25 isn't onsite for the rental period.
House Rules
1) Smoking, vaping, and pets are not permitted all will result in loss of Damage Deposit.
2) Renting guest must be a minimum of 25 years old and reside in condo at all times of the rental period.
3) Grilling is not permitted on balconies or patios – only at designated areas within the complex.
4) Please do not remove any articles from this unit – this unit is privately owned – DO NOT take any patio furniture, linens or towels to the beach or pool.
5) Beware of the Gulf air currents when the front door and the balcony doors are open at the same time.
6) There is no land line phone in the condo. Please be sure to bring your cell phones.
7) DO NOT run the air conditioner with the doors and windows open – the air conditioner can freeze up resulting in a repair cost being charged to the guest.
8) Please do not leave the unit unlocked, when unattended. Close the door securely and check that it locks.
9) Be respectful of other residents and guests. NO EXCESSIVE NOISE. If this occurs and creates a problem, guests may be asked to leave by the BSV Homeowner’s Management Association – should this situation arise – NO REFUNDS will be issued.
10) Please do not hang towels or clothing over the patio/balcony railings. Place items over patio chairs or use the dryer in the unit.
11) HOA does not allow personal items or trash to be set in the breezeway, any violations of this that encounter a fine will be charged to the guest.
12) HOA does not allow any personal bikes on the property; they provide access to a convenient preferred bike rental on the property for your rental during your visit.
13) The HOA has a bracelet amenity policy. Bracelets are required for pools, tennis courts, pool restrooms and golf cart shuttle. Children under 13 do not need one but shall be accompted with an adult for these amenities. Each bracelet has a chip and a number. Lost or unreturned bracelets will result in a $50 deposit deduction. After your stay, place used bracelets in the “Used Bracelets” container for sanitation.
14) Please shake excess sand from items before putting them in the washer/dryer. And rinse by hand if needed.
15) Always run bathroom fans during your baths to prevent moisture damage.
16) Use only High Efficiency (HE) detergent to prevent damage to the washer. If using HE pods, they should be placed in the washer with your clothes prior to starting the load. (Not in the detergent tray)
17) Please clean the dryer filter after each use.
18) Please remove excess sand before entering the unit. If an additional cleaning fee is charged due to excessive sand, dirt, stains or trash in the unit, the fees will be deducted from your damage deposit.
19) Please DO NOT sit on interior furniture with wet clothing or with sunscreen.
20) Please do not use sharp items, pens, markers, or crayons while using the furniture.
21) Please do not sit wet, hot, or cold items directly on furniture without having a hot pad, coaster, or towel under it for protection.
22) Please do not use spray on sunscreens inside the unit or on the patio.
23) Use kitchen appliances for intended purposes only. Use only microwave-safe cookware in the microwave oven – any metallic objects will cause damage. DO NOT place shrimp shells, seeds, sand or hard substances down sink or food disposal.
24) Please deposit trash in the designated area – dumpsters are in the parking lot near buildings 2, 8 and 11. Please use outside trash cans around the complex and on the beach.
25) Please DO NOT flush feminine products or diapers down the toilets.
26) A fire extinguisher is located under the kitchen sink. Please notify us if this is used, so that it can be refilled for the next emergency.
27) Report any items missing or broken to us so that they can be replaced or fixed for the next guest.
28) Do not disconnect or remove any security, Wi-Fi, or electronic devices from the unit. Please be respectful of all items and furnishings in the unit – we have tried to make it attractive and comfortable for your family and guests – please treat it as if it were your own home. • Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
